NINE new "bespoke family homes" have been proposed for a site within the grounds of a 19th century mansion in Beith.

Applicant Alan Howat has applied for planning permission to build the houses near the B-listed Hamilfield House on Bigholm Road, which was designed in the mid-1800s by architect David Hamilton.

A design and access statement submitted with the application stated: "The applicant’s brief is for bespoke, low energy family homes, that suit the site and setting.

"The development is designed to be unique, distinctive, and respectful to the landscape and context in scale, material and detail."

The material and design of the new houses would "echo the tones and atmosphere of the woodlands", making them "unobtrusive and complementary of the setting", according to the supporting document.

The house itself is not proposed to be altered, and new development in areas of the site away from the house would "enable further investment into the upkeep and preservation of the B-listed historic mansion, the walled garden, and the grounds".

The document added: "Previous title deeds show that the extent of the site has grown with incremental purchases and additions of land acquired, and the central zone would maintain a significant proportion of land that would have historically surrounded Hamilfield House.

"As such the setting of the house is not impacted by development in zones outwith the generous surroundings.

"There has also been at least one application previously granted for developments in the grounds, including turning the walled garden into a pool-house.

"The proposed developments look to maintain the house and its setting, in line with the listing."
